WHAT IS THE RESIDENCE CLUB AT RANCHO LA PUERTA?
The Residence Club at Rancho La Puerta is an equity residence club providing shared ownership in your choice of three impeccable home designs. Located within The Residences community, adjacent to world-renowned Rancho La Puerta, each home boasts stunning architecture and
is fully furnished and accessorized. The spacious club homes feature gourmet kitchens, and comfortable outdoor living areas. There are eight owners per residence, and each enjoys frequent and flexible enjoyment of their elegant homes throughout the year. Your Residence Club staff ensures worry-free ownership and hassle-free vacations.
DO RESIDENCE CLUB AT RANCHO LA PUERTA BUYERS OWN REAL ESTATE?
Yes. Residence Club ownership is conveyed by a beneficial interest in a “fideicomiso”. A fideicomiso, or bank trust, is defined for real estate purposes as a transaction between a Mexican bank and an individual or firm, with the bank serving as trustee or legal owner of the property, and the investor serving as the legal beneficiary who retains the exclusive right to use and control the property. Many of Mexico’s most expensive vacation homes have been owned by U.S. Residents and Canadians in this manner for decades.
HAVE RESIDENCE CLUBS BEEN DEVELOPED IN OTHER PRESTIGIOUS DESTINATIONS?
Yes. This ownership concept was introduced 30 years ago and has been enthusiastically embraced by affluent buyers at premier resorts such as: Aspen, Vail, Telluride, and Steamboat Springs, Colorado; Deer Valley, Utah; Palm Springs, Napa Valley and Lake Tahoe, California; Hawaii; Tucker’s Town and Southampton, Bermuda; Los Cabos, Punta Mita, San Miguel de Allende, and Huatulco, Mexico. There are also residence clubs in Manhattan and Florence, Italy. Each of these residence clubs is owned and operated much like The Residence Club at Rancho La Puerta. Steve Dering, the creator of the residence club concept, is part of The Residence Club at Rancho La Puerta team.
AS AN OWNER, HOW OFTEN CAN I VACATION AT MY RESIDENCE CLUB?
As often as you wish, subject only to the Club’s reservation policies. Owners have the flexibility of reserving Planned Vacations well in advance and visiting on a space-available basis. Each year, owners may reserve 21 days of Planned Vacations in advance of the Club Year. This leaves abundant occupancy for space available vacations throughout the year. If every owner uses their reservation privileges equally, each will enjoy a minimum of six weeks annually. However, there is no limit on use. If some owners visit their Club less, others can visit more.
IS THE CLUB A TIMESHARE DEVELOPMENT?
No. Timeshare is the right to use only a specific week or a certain number of points. Although appropriate for a segment of the market, timeshare is essentially the pre-purchase of vacations with little or no residential value. Residence Club at Rancho La Puerta owners receive real estate ownership and have access to all club residences within their ownership category with the right to use anytime, subject to the reservation policies.
DO OWNERS HAVE ACCESS TO THE AMENITIES AND COMMON FACILITIES AVAILABLE AT THE RESIDENCES?
Yes. In addition to the private swimming pools at each Residence Club residential enclave, owners can enjoy the amenities located in the Resident Village Center. These include multi-use spaces for fitness and yoga classes equipped with sound and lighting, Open Center Lawn for outdoor, fresh air, fitness and wellness classes and events, pickleball and tennis courts, fully equipped gym, library, pool and Jacuzzi, juice/wine bar and café, private meditation room, fire pits, barbecue area, and locker rooms with showers and sauna.
AS AN OWNER OF THE RESIDENCE CLUB AT RANCHO LA PUERTA, CAN I EXCHANGE LODGING PRIVILEGES WITH OTHER RESIDENCE CLUB OWNERS?
Yes. The Residence Club at Rancho La Puerta has been selected to participate in the Elite Alliance® exchange program (www.elitealliance.com/exchange). Your two-year complimentary Elite Alliance Premium membership provides exchange privileges with owners at a prestigious collection of residence clubs and luxury vacation homes in more than 120+ coveted national and international destinations. At the end of two years, owners can elect to extend their membership.
